Managers provide on-going personal and telephone contact with homeowners regarding individual unit and Association concerns.

Managers conduct regular on-site inspections as needed to ensure compliance with Association rules, By-Laws, covenants, etc. We perform the following support:

  • Initiate violations letters

  • Conduct follow-up inspections

  • Communicate with Covenants Committee and Board of Trustees as appropriate to supplement committee and homeowners rules compliance inspections.

Managers insure your property is professionally maintained by providing regular site inspections to identify maintenance, repair and landscaping needs, and bring the same to the attention of the Board of Trustees for action.  We develop bid specifications to maintain standards of quality for all physical property maintenance. We perform the following functions:

  • Arrange for and monitor all emergency repairs.
  • Utilize a work ticket and homeowner notification process to maintain coordination of work requests.
  • Supervise all contracted on-site work and personnel to ensure compliance with job specifications and report work progress to Board of Trustees regularly.

Managers prepare an annual site improvement plan prior to budget development each year. The Board receives a list of recommendations for preventative maintenance to be included in Annual Management Plan.
